This is the last tract of land that I have for sale. It has been marked
down 50 % (from $200.00 per acre to $100.00 per acre) It is tract No
2653, a twenty acre tract which would be a good hunting tract for blue
quail, javelina, and mule deer. This tract is located in the Solatario
area of Terlingua ranch . The reason for the large discount is that the
tract does not have a good road going all the way to the pad on the
tract. There is an existing good road maintained by the ranch going
across an old hunt park, but the ranch manager has refused to maintain
the side road going from the hunt park road to tract 2653. This side
road has a road washout where a gulley crosses the side road. The ranch
originally built a road to tract 2653 and this road is it is shown on
tract maps filed at the Brewster County Courthouse, but the road has not
been maintained by Terlingua ranch despite all maintenance fees being
paid on tract No 2653.

Tract No 2653 is a twenty acre tract. The price for this tract is only
$100.00 per acre or a total of $2,000.00. Included in the price are all
closing costs, deed preparation and filing. If you want a title
insurance or a survey of the tract, that is at your expense. This tract
is good for hunting of mule deer, blue quail, rabbits and javalina. You
will own the land and can camp on it, build on it, or just visit it.
There are no deed restrictions. The Property Owners Association of
Terlingua Ranch maintains the roads except for the side road going to
the pad site. POATRI maintenance fees are $148.00 per year. Brewster
County taxes are $34.12 per year. There is no electricity at this
location. Most home builders use a combination of solar cells, wind
turbines and backup gasoline electrical generators to be completely off
grid. Water catchment systems are used to provide water for both
wildlife and personal use.

My family and I have been a property owners for over 35 years and we
love to visit the ranch. I make four trips per year to the ranch,
primarily because I love to take photographs and enjoy the hunting in
the fall. We furnish water to all the wildlife on our property year
round with a water catchment system. This greatly improves our hunting
in the fall. A water catchment system is nothing more than a flat tin
roof with a gutter (can be located on the ground or on a building) , the
water is then stored in a 1500 gal black plastic storage tank, and is
then piped via black plastic tubing to a small watering trough equipped
with a float valve. It also furnishes all our water requirements when we
visit. If you are interested, I can furnish you with plans, photographs,
cost estimates, and design building tips for water catchment systems
(guzzlers) free of charge. All this information is posted on the
internet by Don Mahan. Over 90 guzzlers and water catchment systems have
been built on Terlingua Ranch.

I will furnish you with directions to drive to the tract, but you would
have to walk the last 300 yards,(estimated) I will provided anyone
interested in the tract No 2653 with:

1. Driving instructions and maps to get to Tract 2653. Both
topographical and Google earth maps will be provided along with GPS
coordinates.

2. Actual photographs of the tract 2653 and the road going to tract
2653

3. Any additional information which you request

what exists for ingress and egress, road conditions, nearby "neighbors"?  is the land "flat" or is is it hilly...have relatives who bought land there years ago, love it but theirs is all uphill it seems and when it does rain it is a booger..

Yes, there are realtors out there. And don't forget, that 6% is split between the listing agent and buyer's agent.
